Dubois Co. - 610± Acres. This property includes a great mix of tillable and timberland containing pine plantations and mixed hardwoods. Tract 37 includes an old field plantation of loblolly and white pine along with a nice pond. Agland buyers should consider combining Tracts 38-40, 47, 59 & 50 for approx. 112 acres tillable. There is an old homestead and barn on Tract 40, a horsebarn on Tract 45 as well as a barn on Tract 50. There is great paved road frontage on Mentor Rd and rural water. Tract 43 contains black and white oak with some sawtimber volume. Tracts 44, 49, & 51 adjoin the Ferdinand State Forest. This property has something for everyone. Tracts 40 - 43: From the intersection of SR 64 and SR 145 in Birdseye, travel west on SR 64 1.4 miles (Mentor) to CR 1000E. Turn left on CR 1000E, cross the railroad tracks and turn right. The property begins on the right. The house at the end of the gravel road is out. From SR 64 continue west for .3 miles to the lane across the railroad track for access to the house and barn on Tract 40.
Tracts 37 - 39: Continue west on SR 64 for another .2 miles and turn left on Mentor Rd. Travel less than .1 miles and turn right on gravel road for access to Tract 37. Continue on Mentor Rd for frontage for Tracts 38, 39 and 44 51.
